What is guaranteed rent?

Guaranteed rent means we lease your property from you on a long-term contract and pay you a fixed monthly sum for the entire term — regardless of whether the rooms are occupied or the tenants pay. Voids, arrears and lettings costs are entirely our responsibility.

Do I still own the property?

Yes. You remain the freeholder and legal owner throughout. You benefit from any capital appreciation exactly as you do now. We simply hold the lease and operate the property.

How long are the contracts?

Typically 3 to 5 years. Longer terms often unlock a stronger monthly rent because we can invest more confidently in the property.

Question 4

Who handles compliance and licensing?

We do. HMO licensing, gas safety, EICRs, fire regulations, PAT testing and any legislative changes during the contract are all managed and paid for by us.

What happens to the property at the end of the term?

It is returned to you in the same condition it was received, subject to fair wear and tear, with a full inventory check-out.

What if you need to carry out maintenance?

Day-to-day maintenance is covered by us. Structural or major works remain the freeholder's responsibility — but we will always notify you well in advance and manage any works if you'd prefer.

How is the guaranteed rent figure calculated?

We look at property size, room count, location, condition and current market rents. We factor in our operating costs and offer a fixed monthly figure that gives you dependable, forecastable income.
